Գաղտնիք չէ, որ այս օրերին ամենաշրջանառվող թեմաներից մեկը Երևանում ու ողջ հանրապետության տարածքում անշարժ գույքի գների թանկացումն է։ Ի դեպ՝ նշենք, որ հանրության մոտ դա պայմանավորում են նախ Ուկրաինայում տեղի ունեցող գործընթացներով։ Ըստ էության, դրա պատճառը վերջին շրջանում մայրաքաղաքում սլավոնական արտաքինով զբոսաշրջիկների թվի ավելացումն է, թերևս մարդկանց շրջանում սա ևս թյուրիմացություն է ստեղծում։ Նշյալ հանգամանքներից հատկապես վերջինը կարող է ազդել ընդամենը բնակարանների վարձակալության գների վրա, ինչն, իրոք, այդպես է։ Բայց անշարժ գույքի՝ բնակարանների գների մասին խոսելն այս պահին առնվազն անտրամաբանական է այն պարզ պատճառով, որ գնային տատանումների իրական պատկերը երևում է որոշակի ժամանակամիջոցի՝ տվյալ դեպքում ամսվա ընթացքում իրականացված գործարքների ամփոփման արդյունքում։

Ինչպես և սովորաբար լինում է տարվա այս հատվածում, կադաստրի պետական կոմիտեն հրապարակել է ընդամենը այս տարվա հունվար ամսվա անշարժ գույքի շուկային վերաբերող տվյալները։ Ըստ հրապարակման՝ անշարժ գույքի շուկայում գների որոշակի տատանում կա։ Օրինակ` նախորդ տարվա նույն ժամանակահատվածի հետ համեմատած՝ 2021 թ. հունվարին Կենտրոնում 1 քմ մակերեսի միջին գինը կազմել է 608-500 դրամ, իսկ 2022 թ. հունվարին՝ 683 հազար դրամ։ Չմոռանանք, որ 2021թ.-ի հունվարից ընդամենը երկու ամիս առաջ էր ավարտվել պատերազմը, և տրամաբանական էր շուկայում անշարժ գույքի գների կտրուկ անկումը։

Անշարժ գույքի շուկայի տրամաբանությամբ՝ գների շարժը պայմանավորված է պահանջարկի մեծացմամբ կամ փոքրացմամբ։ Մեծ պահանջարկը բերում է գների աճի։ Ինչն ունենք այս պարագայում։

Մասնագետների բնորոշմամբ՝ անշարժ գույքի շուկայում «հերթական, շատ ավելի մեծ գնաճը» սպասվում է մարտ ամսին, քանի որ այս օրերին դրամը դոլարի նկատմամբ էապես արժեզրկվել է, բնակարանները, փաստացի, վաճառվում են դոլարով, իսկ պաշտոնական հրապարակումներում ֆիքսվում դրամով։ Հենց այս գործոնի շնորհիվ է, որ ունենալու ենք բնակարանների «գնաճ», որը էկոնոմիկայի նախարարը կարող է ներկայացնել նաև որպես կյանքի պայմանների լավացման ցուցիչ՝ հերթական անգամ մարդկանց գցելով հավերժական տեղապտույտի մեջ և նորից ստեղծելով թյուր ու արհեստական պատկեր։ Հենց սա է այն գործելաոճը, որն իրականացնում է օրվա իշխանությունը շուրջ 4 տարի՝ դատարկ, բայց սիրուն խոսքեր, որոնք զուրկ են որևէ կոնտենտից, բայց կարևորը մարդկանց դա դուր է գալիս ու նրանք շարունակում են ինքնամոռաց ծափ տալ։
